Public Consultation Ahead of Planning Application for New Homes in Shropshire

Oakfold Developments has completed a public consultation as part of its forthcoming planning application for a new 32-home residential scheme in Shropshire. Oakfold Directors Tom Ashton and James Stone recently attended the local parish council meeting, where they discussed proposals with residents, the local councillors, and key community stakeholders to discuss the proposals. The Oakfold Team has also met with local stakeholder including local district councillors.

The company exchanged options for the site located south of Shrewsbury in July 2025, with plans for a balanced mix of housing: 16 affordable homes and 16 open-market homes, following receiving positive pre-application advice from Shropshire Council planning department   The development aims to address local demand while supporting broader housing delivery targets within the Local Planning Authority (LPA).

During the consultation, attendees raised a number of questions, which Oakfold Developments addressed directly:

Why propose a development outside the areas on the Neighbourhood Plan?

Oakfold explained that the parish’s Neighbourhood Plan has not yet been formally adopted as policy, and therefore the location remains a viable option supported by the wider planning policy.

Why is there a 50/50 split between affordable and open-market homes?

Oakfold Developments highlighted several factors influencing the proposed mix:

  • Local surveys and council assessments indicate a need for 16 affordable units.
  • The site is capable of accommodating 32 homes in total, and the LPA has been supportive at pre-application stage as the council continues working to meet its housing delivery requirements.
  • The scheme will include some bungalows.
  • The development will offer smaller homes suitable for young families, rather than large five-bedroom properties.

What are the benefits to the village?

Oakfold Developments is exploring several improvements designed to support community infrastructure, safety, and connectivity, including:

  • A new footpath to the recreation ground.
  • Potential parking solutions for the primary school to help alleviate congestion and improve road safety.
  • A new road-edge path, creating improved access to existing housing to the north.

Oakfold Developments will now incorporate feedback from the consultation as it finalises the planning application.
